Project Investment & Lending Monitoring

Development - Comprehensive Project Risk Assessment


  • Evaluate, qualify and assist with contracting negotiations for Design team partners.

  • Evaluate, qualify and assist with contracting negotiations for General Contracting partner. 

  • Evaluate & qualify owner furnished items or third party team selections.

  • Establish & manage the owners total budget for design, construction, third party contracts.

Pre-Construction  & Financial Structuring Guidance

Construction Guidance

  • Review Architect, General Contractor and Third Party pay applications, observation reports, change requests and contingency use to reduce owner risk.

  • Assist with owner draws as needed. 

  • Coordinate, contract, procure, schedule all third party vendors, consultants and materials with the GC. 

  • Attend all Owner/Architect/Contractor meetings on Owners behalf to mitigate and resolve disputes or issues before they materialize. 

  • Manage the total project budget for a comprehensive view to reduce budget overruns and financial burdens.

  • Review contracted parties bond and insurance policies.

  • Review & Assist with design document changes (RFI's, ASI's, etc.) Coordinate issuance method of each change to benefit the project and to mitigate risk. 

  • Conduct site walks with GC and Arch to follow the project safety and quality control plan. 

  • Provide guidance on owner submittal review and or RFI's.

  • Attend inspection walks on below grade, in-wall, above ceiling, punch list, MEP, Fire Alarm, Fire Sprinkler startup, inspections with the AHJ. 

  • Assist in coordination of temporary and permanent occupancy to meet the owner needs.

Post-Construction Guidance


  • Attend all final inspection walks and assist with closeout regarding MEP, Fire Alarm, Fire Sprinkler startup, elevator, inspections with the AHJ. 

  • Schedule & manage the punch list process for the Owner.

  • Assist with temporary and or certificates of occupancy inspections and documentation.

  • Securing necessary one year & extended warranties, releases, and maintenance manuals.

  • Coordination & turnover of attic stock materials, keying, etc.

  • Assist with Financially closeout of the project for the Architect, General Contractor and Third Party contracts.

  • Ensure all project deliverables from all parties have been met, work with trade partners to resolve pending issues. 

  • Establish and execute a warranty management plan with trade partners. 

  • Establish and manage the owners training & Startup process. 

  • Assist with the building commissioning plan activities, inspections and reporting. 

  • Assist owner with creating a facility maintenance plan that includes budgeting, staffing, preventative maintenance, etc. 

Operations & Maintenance guidance

  • Assist and manage 1 year post construction warranty items and extended warranties.

  • Assist with setup of CMMS (Computerized Maintenance Management System) - Work order process, billing process, cost code management for data collection and cost validation.

  • Assist with structuring, staffing, hiring facilities staff for operations. 

  • Create a request for proposals and solicit competitive preventative maintenance contract agreements such as mechanical, electrical, plumbing, filters, elevator service, cleaning and or Janitorial Services, trash collection, etc. 

  • Assist with property, facilities & equipment condition assessments.

  • Pavement, sealant and striping cost and condition assessment.

  • Assist with Building Decommissioning or Recommissioning.

  • Review work order billing and capital projects pay applications, observation reports, change requests  to reduce owner risk for budget loss.
